Once you have made the decision to move, starting off on the right footing can save you lot’s of heartache. Choosing the right agent representation should be very high on your list of criteria, especially if you have had a less than excellent experience previously.
Typically you have three options when choosing to work with licensed agents. Hire a large team, hire a small team or hire an individual to represent you. Let’s consider these options in more detail!
Hiring a single agent no matter how skilled they are, always places limitations on availability and effort. One person simply can’t be in two or more places at the same time, so can you rely on them being there for you right when you need them? Will they return your urgent call fast if they are busy with another client? Your home will be in competition with other homes that are for sale. Have they the time and resources to market and promote your property plus do all the other things that must be done to efficiently and effectively service your listing. Have they the time to show available homes to you and any other clients they are working with?
So, should you consider a larger team? Firstly, hiring a big team simply doesn’t guarantee that your home will sell faster or for more money. Consider why some agents join a team. For a newer agent, working on a team can be the best opportunity to enhance their skills by working and watching the more successful agents.
Some agents simply have had a hard time making it on their own and joining a team can be the fastest way to earning a commission cheque. Usually team members are compensated on a 50/50% commission split although different splits are available possibly based on experience and volume of sales.
Often communication is a major problem. A lot goes on in a real estate transaction and a breakdown in communication can be disastrous. As a client of a team, you can contact any other member of the team for help and assistance if your original agent isn't available, but shouldn’t it always be the agent you were first assigned too - the one who knows what’s going on with your particular transaction? Would that be frustrating for you? if you hate the idea of working with other than the listing agent, a big team probably won’t work for you.
Let’s say you met an agent at a recent open house, they gave you their business card and now you’re calling for more information about the property, but the person that returns your call is someone completely different but they are the next agent that is available.
